Zuiderzicht is a striking residential tower located within 'Antwerpen Nieuw Zuid,' a vibrant new district situated along the Scheldt River in southern Antwerp. The 21.082 m² project combines a five-level base—featuring a 108-room B&B hotel—with a 26-story tower that houses 134 diverse dwellings. The design reflects a commitment to inclusivity, offering a range of housing options for young families, seniors, co-housers, singles, and working couples. Designed by KCAP in collaboration with evr-Architecten and supported by Bureau Bouwtechniek for technical development and implementation, Zuiderzicht is a key feature of the Nieuw Zuid area. Its location is highly strategic: nestled beside green public spaces designed by Bas Smets and within three minutes of Antwerp’s city center. The project is rooted in a 2011 masterplan by Studio Secchi-Viganò, which envisioned a sustainable, green, and dynamic urban district by the water. This plan emphasised a tailored traffic structure and a flexible development strategy to create a vital living environment. These guiding principles were integral to the design process for Zuiderzicht.
Situated adjacent to the neighborhood park, Zuiderzicht stands 80 meters tall, emerging as a new architectural icon in Antwerp South. Its bright, open appearance aligns with Antwerp's tradition of white, layered towers, echoing landmarks such as the OLV Cathedral, Farmers' Tower, and BP Tower. A standout feature of Zuiderzicht is its sophisticated double façade. The building's insulated core is encased by an elegant grid of white concrete, creating an intermediate space that accommodates terraces, voids, and winter gardens. These glazed winter gardens extend the living spaces, offering extra light and panoramic views of Antwerp, the Scheldt River, and the surrounding landscape—all without requiring heating. The tower’s staggered design introduces elevated terraces, while setbacks at ground level create gardens for units facing the park. A double-height passageway runs through the building, connecting Leon Stynenstraat to a path leading to a playground on the opposite side. This passageway not only fosters community interaction by serving as a space for gatherings and events but also enhances neighborhood connectivity. Together with the project's mix of housing types, lively ground-floor amenities, and a hotel, the design promotes a sense of diversity and inclusivity.
Zuiderzicht also champions sustainability, adhering to passive house standards. The building's compact, energy-efficient design was informed by wind and solar studies. Features include super-insulation, triple glazing, and high-efficiency ventilation systems. A district-wide heat network powered by Zuiderzicht’s on-site heat plant further reduces energy consumption. Additional eco-friendly elements, such as green roofs, solar panels, and a gray water recovery system, bolster its environmental performance. In keeping with the masterplan’s vision, the project prioritises sustainable mobility. Thoughtfully designed circulation patterns, a bicycle lift, and extensive bike storage encourage active, eco-conscious lifestyles. A ground-floor passage integrates seamlessly into the neighborhood, making Zuiderzicht not just a place to live but a cornerstone of a healthy, connected urban community. By harmonising architectural innovation with sustainability and inclusivity, Zuiderzicht represents a bold step forward for Antwerp's urban development.
